Two years ago, it was our dream to own a property on the island of Tenerife. In January 2004, we went for a holiday and to have a look around. Not having any contacts or friends on the island, we felt that we needed to be cautious in our approach. Having identified the area we liked the most, we became interested in a particular property and contacted the agent concerned. This was to be our first introduction to Shaun & Gill Tighe.
In April, we completed the purchase of that property. All our concerns, regarding property purchasing, have been dispelled by the professional and reassuring manner of Gill, Shaun & their staff and they have been of great assistance in providing us with contact names and numbers of maintainance services, known professionally to themselves. We have been so satisfied with them, that, in August, we purchased a second property through them and we moved to Tenerife permanently at the beginning of 2005.

A NEW LIFE BEGINS AT 40! BELIEVE US.

We had both worked in very stressful jobs & had taken our well earned holidays in Tenerife. For years we had contemplated buying a property abroad as an investment and also for holidays. So to celebrate Mark’s 40th we came to Tenerife to begin our search for that “dream home”. We had been given Gill & Shaun’s details by an associate which was a great comfort as we had heard such horror stories about purchasing property abroad.

We visited them at their offices on San Blas Golf del Sur and were met by such friendly and very helpful staff. We immediately felt confident that we would be taken under their wing & guided through the whole buying process, how right we were. Arrangements were made for us to view a few properties that suited our criteria and within a few hours had found that “dream home”.

Returning to their office we were taken through the buying process step by step with Gill, thoroughly satisfied with the complete service that they were to provide right through to legal completion, we signed up for the property straight away and paid our deposit. We returned home 100% confident that we had done the right thing. We didn’t have to worry about anything else, Property Line took our purchase right through to legal completion for us and a couple of months later we became the proud owners of that “dream home”. We didn’t have to worry about a thing, they did it all. Our dream didn’t stop there .. we have now relocated to Tenerife and are certainly now living the dream!

We had always wanted a holiday home in Tenerife, but were very nervous of the legal system, you hear so many stories of woe. People tend to jump in feet first, that’s where mistakes are made; you do have to do your homework. Well they’ve done the homework for you as far as The Property Line are concerned. Gill & Shaun held our hand through the whole legal process and we had our beautiful holiday home in no time and no problems. We can highly recommend these friendly caring people. We chose The Property Line, you will too.

We have lived in Tenerife for four years. We came to live here after illness necessitated me (Helen) taking early retirement from my career in Local Government at which time my husband, Archie, took the opportunity of early retirement from his career as senior manager in the automotive industry. For two & a half years we lived at Golf del Sur and by that time we knew that we wanted to spend our life here but we needed a home where we could live as normal a life as possible—where we could entertain and accomodate guests and have a garden.

We had been introduced to Gill & Shaun & we spoke to them about the sort of property we would like. They came up with several which we inspected & this helped us to hone our requirements. Finally they arranged for us to see the property which is now our home & which we plan to develop to fulfil our business ambitions.

Since living at La Zarza we have encountered a number of problems but on each occasion they have been able to help us. They are keen to encourage us to be as independent as possible, but when we have encountered problems that we have been unable to resolve because of our limited knowledge of the Spanish language they have always been happy to assist.

We are establishing a business to provide bed & breakfast or full board accomodation for people wanting a rural break. We live at about 700 metres above sea level in a beautiful & peaceful area of East Tenerife. It is a lovely location either for locals to have a relaxing weekend away or for holiday makers interested in walking or simple relaxing in this restful situation... We only ever accommodate one party at a time with a maximum of 4 people so peace & quiet are guaranteed.

As residents of Tenerife we have now obtained our residencias with their assistance & changes necessary at the time to our driving licence. In order to meet our legal & financial obligations we have also appointed the company as our Fiscal Representative.

We have also found the staff to be most helpful & we now consider them all to be friends. They recently proposed us to the BBC as candidates for theTV programmes Big Strong Boys (BBC1) & Get a New Life (BBC2) such is the interest in our lives & what we do. We thoroughly enjoyed the experience of being filmed and both programmes have been broadcast recently causing much favourable comment from our friends & relatives both here & in the UK.

For the last 10 Years I’ve suffered from ulcerative Colitis (similar to Crohns disease),

but thought I had it under control until last year when I became extremely ill, was unable to work, and eventually ended up in hospital. Throughout this time there was always a light at the end of the tunnel for me “Plans for a new life in Tenerife”. My parents have a holiday home in Golf del Sur which they use & rent out, so I’d been coming to Tenerife 3-4 times a year & dreamed of living there permanently.

I brought my partner Simon over to stay & he loved Tenerife too. We talked about the possibility of living out there, but thought it was more of a dream than reality. We started to do a bit of research & Simon sent an enquiry. We were very impressed with the prompt personal response, we received from the sales director, answering all our questions and more! I’d started to become quite ill by now but was still able to travel, so we decided to have a holiday in Tenerife & to do a bit more research. During that week we went to their office to have a chat & have a look at a few properties to see what sort of thing we could afford. I was suddenly feeling much better, but this was only a temporary respite! We saw 3 properties & fell in love with one of them. I thought I knew Tenerife quite well, but this one was in an area that the company introduced me to. We decided Tenerife was the life we both wanted, put in an offer, which was accepted, and started to plan our new life! Everything was explained very clearly, things we’d researched were starting to make sense! They not only helped us with the buying process, but gave us information & advice on all elements of relocation. Once back in the UK, my health began to deteriorate rapidly. I ended up in hospital & everyone kept telling me I shouldn’t go to Tenerife because I was too ill & needed too much specialised medication. Simon knew it was the only thing keeping me going so emailed Gill to inform her what was happening and she explained about the medical services and options. He found out I could go for weekly blood tests, as results had to be emailed or faxed back to the UK regularly. It all seemed fairly straight forward & civilised! (Not at all what I, or anyone else was expecting!). I was released Xmas Eve, & we booked our ONE WAY ticket for 3 weeks time. People thought I was crazy for still going ahead with our plans, but Simon supported me all the way & knew I was determined to get on that plane!! It was during this time that the BBC contacted us & asked if they could film our first 6 weeks once we arrived in Tenerife for a program called “Get A New Life”. From the minute we arrived I got better & better & we were able to build our new life. The medical care was excellent, Gill & Shaun recommended where I could go for my blood tests & although I had to pay each time, there was a translator & it all went very smoothly.

I’ve now applied for private health care so I will pay a monthly subscription rather than fees each time. I now feel fantastic & no longer need my medication. My consultants in the UK can’t believe it! Simon is still working for his company in the UK as an IT director & commutes every few weeks & I’m now working in the business, which I love as I can help people by sharing my own experiences. My only regret is that we should have made the move a lot sooner.

Dear Gill & Shaun

We would like to send you a huge thank you for all the help and advice that you have given to us in finding an apartment. From the initial viewing of a large selection of properties, dealing with the legal aspects of the sale, obtaining our NIE numbers, insurance cover and more recently arranging for us to make Spanish wills, The Property-Line was there at every stage helping to smooth the way.

We are particularly appreciative of never feeling pressured into a purchase or being shown properties which were either outside of our original budget or did not meet most of the requirements on our wish list.

Once we had decided on a property you not only explained how things would progress but also carefully explained the costs and obligations that we would incur once we owned the property. In addition you then emailed regular updates informing us of how the purchase was progressing.

We also thank you for meeting us at the airport, taking us to view the various properties, the Police station for our NIE numbers and the Notary to complete both the property purchase and more recently our Spanish wills.

Finally, our thanks also for the fully detailed statement of the various costs, fees and taxes etc that you have now provided, especially as this totalled well under the original estimate resulting in an unexpected but much appreciated credit to our bank account.

The Property-Line can truly claim to be a one stop shop and we have already recommended you to several friends who are considering buying property in Tenerife.

We are both looking forward to spending lots of time in our own apartment in Tenerife and our slight apprehension at living in a new country has been largely dispelled by the knowledge that you are on hand to help us should we ever have a problem that we cannot resolve.

Hope to see you both again very shortly.

Yours sincerely

Alan and Lynda Martin, Wigan, UK

PS. Should you wish to use any of the above to help reassure any prospective purchaser considering purchasing property in Tenerife through The Property-Line please do so.

I first met Shaun and Gill from Property Line in 2004 when I bought my first Tenerife Property . Having dealt with a number of other agencies who seemed to have bits and pieces of information about buying in Tenerife it was very refreshing to deal with a friendly organisation who proved to be a one stop shop for all the needs and requirements involved

Shaun and Gill are very clear in their explanations of legal issues, taxes ,Community Charges etc and what they don’t know immediately they commit to finding out.

They made the process of purchasing so seamless for me the first time around that I had no hesitation in going back to them when I was in a position to buy again earlier this year.

They remain a particularly friendly and professional one stop shop with an experienced legal back up service which I am now also using and I look forward with them to continuing our relationship as they assist in the process of finding a tenant for my first property

Jan & Tony Grimer

We have been coming to Tenerife for the past 8 years, staying mainly at the Royal Tenerife Country Club, on each visit we looked in Estate Agents windows and dreamt about owning our own property on the Island but never took the plunge.

In late July this year, 2006 we once again arrived on the island for two weeks of sun, sea, wine and relaxation from our life style in England. Tony had taken an early retirement package in 2005 and is now working only part time but Jan still has a full time job so property purchase was not high on the agenda.

Walking round San Blas, we window shopped the estate agents and found ourselves having a beer just around the corner from the Property Line at Bar Verde.

Exactly why we decided this time, to take the plunge and go into an estate agent to talk about property purchase was probably due more to the volume of beers consumed than a conscious decision beforehand. Equally why we walked into the Property Line rather than any of the other estate agents was potluck, subsequently we have come to realise that we could not have made a better choice.

Our first contact was with Lisa, a great introduction to the company, she listened to our ideas and needs attentively whilst at the same time selecting odd properties to illustrate what our budget could potentially buy. We also met Shaun, he contributed some useful information and advice on rental potential and the benefits of long-term lets rather than holiday lets. By the end of this first visit to the Property Line, Lisa had selected 6 properties for us to view the next day, and she had also arranged to take us back to the Royal Tenerife Country Club, as in previous years we had rented an apartment on this complex, to look at a property which was right at the top of our budget, but because of its location we felt we should at least view.

The next morning Lisa arrived on time to take us to view the other properties. After the viewings we returned to the Property Line with Lisa and had a further chat with Shaun and Gill about the process of purchasing a property on the Island and arranged for a second viewing on one of the properties we had seen, to get the ball rolling we also made an initial offer on that property, Shaun would contact the owner and he also agreed to take us on the second view the next morning. Once again he arrived on time the next morning we viewed the property again our first offer had been refused so we made a further offer on the spot, Shaun accepted this on behalf of the owner there and then, so in less than two days we had agreed a purchase!

The rest of the day was spent with Gill and Shaun organising the process, including an introduction to a local Bank. They and their staff were also of great assistance in providing us with contacts for currency transfer etc., we were also allowed to use the telephone and fax and by the end of the day not only had we agreed to buy the property, opened a bank account and organised the transfer of the deposit as well as agreeing a currency conversion rate for the balance of the purchase price. This meant we had a 100% confident GBP figure for the purchase of the property. With out a doubt this took a great deal of the fear factor out of the transaction and without the help we received from all of the staff at the Property Line that day this would never have been possible. Arrangements for a visit to the Notary to sign a Power of Attorney and the Police station for the NIE were finalised and we went back to our rental apartment for a strong drink knowing that in one day we had set in motion our dream purchase and sorted out with mainly Gill’s help a great deal of the paper work required.

Before the meeting with the Notary and the visit to the Police station, Tony managed to have an accident and damage his knee, but the Property Line took it all in their stride, Debbie who was always going to be meet us and act as our interpreter, arranged instead to pick us up at 8:00 a.m. then she queued up to hold our place at the Police station allowing Tony to hobble at his own speed to attend and apply for his NIE, then she took us on to the Notary and even bought us a cup of coffee before returning us to our rented apartment.

It was hard to leave at the end of our booked two weeks but we were happy in the knowledge that we could track the progress of our purchase via fax or email with Gill and Shaun at anytime. Our completion date was set for the 20th October, this fitted perfectly with the availability of our funds and we arranged to travel back to Tenerife on the 23rd October to take possession of the keys and spend a week in our apartment.

Nothing ever goes 100% to plan, the funds transfer got lost in the ether because of Spanish fiesta days and Jan and Gill had a number of phone calls plus sleepless nights but finally at 9:00 on the 20th the funds arrived and Gill attended the Notary appointment as our representative and the deal was done, we owned our apartment. Shaun phoned Tony mid afternoon with confirmation and arrangements were made for us to collect the keys when we arrived just after midnight on the 24th .

Air Line timetables being the lottery they always are, our flight was delayed and poor Shaun had to turn out at 2:30 a.m. to meet us at the apartment on the morning of the 24th.

The Property Line had arranged for the apartment to be cleaned by their nominated crew and the first impression as we walked in was fantastic, the apartment had stood empty for months but the cleaning crew had done a great job and although very tired from delayed journey we could see what a great choice we had made of apartment and estate agents.

During the week we made another visit to the Notary arranged again by the Property Line to sign our Spanish wills, once again the organisation of this was superb Debbie who would interpret picked us up on time and delivered us right back to our door. We had a great week, there were some problems minor repairs that needed attention, Shaun offered to put us in touch with suitable workmen but in the end we managed to complete these ourselves after getting directions to DIY shops from Gill and Debbie. It was even harder to leave this time but we feel secure in the knowledge that Gill and Shaun will complete the final bits of paper work to register the property properly and we have already agreed to use the Property Line recommended Spanish lawyer Carmen Botia as our fiscal representative to ensure we do not fall foul of the Tax man in Tenerife.

We can highly recommend Gill & Shaun at The Property Line to anyone looking to purchase a property on Tenerife, they have done us proud and we hope that they will continue to manage our property needs, we plan that for the next 2/3 years we will let our apartment for 6 month periods and then use it for 6 months along with friends and family. Our long-term goal is to purchase another property and take residence on the Island that we now feel is our second home.

Spanish courses have been bought and the long grey months of the British winter offer a period when we can at least learn enough to be able to do more than order two beers!

We had been thinking about buying a small apartment abroad for some time and had been spending a few months every winter trying to find our dream area and home.

Originally thinking that mainland Spain would be ideal – France was too cold we knew – we tried the Costa Blanca, the Costa Calida (this means warm in Spanish but take my word for it, not in January) and the Costa del Sol. It was very sunny most days and if you were in the sun then that was fine but in the shade or in the evening it was so cold that we were very uncomfortable.

We had spent many happy holidays in the Canary Islands when the children were small and decided to look there. Tenerife had long been our favourite place and so began a trawl through the internet looking for an agent that looked trustworthy and had lots of property in the price range we were looking at which to be honest was not too high.

Our first contact with the Property Line was a phone call to Shaun. We still look back and think of this as our lucky day because to know Shaun is to love him – he sounds like Lily Savage, with a sense of humour to match, and nothing will throw him. He met us at the airport, took us round the area we wanted to see, made sure we were comfortable in the property he had rented on our behalf and arranged to pick us up the next morning to take us around some properties. The first two days he spent with us he used to explain the good and bad about areas, why some places were cheaper than others etc but we had already decided on the property we wanted – the first one he had shown us! From our “wish list” he had thought we would like it and we did. As well as entertaining, Shaun is very intuitive!

We were then put in to the safe hands of Gill, Shaun’s wife. She was brilliant – organised all the paperwork and literally took all the worry out of our hands. We gave full Power of Attorney to her and just left the whole thing to them. This was at the end of September and by 18th December the property was ours. When we arrived for our first three month stay at the beginning of January she was waiting at the airport with the keys to our apartment and took us straight there to make sure there were no problems.

Since then we have been back many, many times and for the past four winters we have escaped the gloom and the rain of Britain for the warmth and sun of Tenerife. We would probably have managed to do all this ourselves eventually but the Property Line make life easier for you. Any little irritations that have happened since – we are talking Spanish utilities here, nothing to do with Property Line - they have gone to great lengths to sort out for us.

Not only have Shaun and Gill become very good friends of ours, they have introduced us to many people in the area and we now have a lovely network of friends and acquaintances that pop up when we are over there and we even meet up with some of them in the UK.

It was a very lucky day that we encountered Shaun and Gill and we would recommend them to anyone who is seriously thinking of buying in Tenerife.

Geoff and Lynda Bishopp, Paignton, Devon, UK

We met Shaun (Tighe) by chance after an unfortunate incident with another estate agent. Shaun was also an agent for the property that we had set our hearts on. Our house in England was going through the sales process and we were all set to pay a deposit on our chosen new home.
It turned out we had been misled on the price amongst other things and we had already parted with a fair amount of cash to this other agent. We explained our predicament to Shaun who came to our rescue. By good fortune he had a property within our price range in our chosen place, very similar to our first choice.

He took us back to his office where we talked. He was honest, no nonsense and up front from day one. We met his wife Gill who got all the paperwork in order and the rest of the team, a very nice group of people. It was hard for us at the time to trust another agent so soon, but they gave us assurance and peace of mind from the start, sorting every detail out before, during and even after the buying process. We are now happy home owners in sunny Tenerife, thanks to all at The Property Line.

If you are looking for your dream home, I would highly recommend you visit The Property Line’s office on Golf del Sur for an honest, reliable and caring service, prompt and very efficient.. that’s how they were for us.

Karen & Alan Butchers (ex London UK)

After twelve years of living in the Middle East in the Kingdom of Bahrain, we arrived in Tenerife with the daunting task of having to find and purchase a new home.

Having heard and read nightmare scenarios of other peoples bad experiences, we were initially very wary and very cautious.

Shaun, Gill and their very helpful staff from The Property Line guided us through our home purchase in the most friendly, but most professional manner to a property which was well within our budget, including time and location to the south airport which is where Andy works.

The transaction of home-ownership was straightforward and the after service was second to none.

We feel our initial apprehension is now unfounded having purchased through The Property Line. We would not hesitate in using their services again in the future for ourselves and also in recommending them to our family and friends.

Tenerife investor buyer case study

Buy to let investors have success with their first two properties in Tenerife and are now looking for their third property

Tenerife…Tenerife… so good they bought there twice

Back in December 2005, Amanda Smith and Roger Franks were in the midst of negotiating their purchase of a property in the Costa del Sol on mainland Spain when the vendors began to stall and patience started to wear thin. To escape the frustrating hold-ups on the house, they decided that a holiday was what they needed, so they hot-footed it to Tenerife for a spot of winter sun.

It wasn’t supposed to be a busman’s holiday, but property manager Amanda couldn’t resist checking out the local estate agents to find out about property prices and letting potential on the island.

When she and Roger walked into Property Line in Golf del Sur they instantly clicked with the professional team whose wealth of experience was evident when able to answer all Amanda and Roger’s queries with total clarity. As Amanda says, “they spoke my language, explaining the process step by step in a way that we could easily understand without using silly jargon!” Whilst Amanda was more than practised at the art of making a successful business from property purchasing and leasing back home, the ins and outs of the Spanish property law were a big unknown. But not for long, and not after Gill and Shaun at Property Line went through their very own A-Z guide to purchasing a property in Spain, based on their many years of experience.

After being shown a few properties, Amanda’s business head was unable to resist the sure knowledge that a buying a property in Tenerife would be an extremely good investment. Within hours of viewing a fully furnished 2 bedroom apartment in Golf del Sur, Amanda and Roger withdrew their interest in the Costa del Sol property and made an offer on the apartment in the desirable Winter Gardens Complex. Located just a few metres away from the coast and with its pool, gymnasium and bowling green they were almost tempted to stay there themselves!, but no, this was just business, an astute long-term investment. The financing was already in place and having a deposit at the ready was a great carrot to dangle when it came to negotiating a good price on the apartment. A Spanish mortgage had also been arranged through a friendly manager at La Caixa Bank. The Property Line put them in touch with a solicitor and recommended a currency exchange company for the money transfer. “They couldn’t have been more helpful,” according to Amanda, “we trusted them implicitly.” So much so that Roger and Amanda gave them power of attorney so that they could sign on their behalf. From the first viewing to the final signing at the Notary, the whole process took just 2 months and at all times, Roger and Amanda felt that they were in good, competent hands and were fully confident of their investment. Indeed, Roger and Amanda continued to use The Property Line’s expertise in order to arrange a long-term tenancy agreement on their Winter Gardens property. “When you’re thousands of miles away, you need to place your business in the hands of someone you can trust,” confirms Amanda.

But it doesn’t end there!... So impressed were Amanda and Roger with the service offered by The Property Line that they went back for more! And in April 2006 they used them as their agents to buy a bungalow in Augusta Park by the new marina complex in Golf del Sur. “We placed our trust in them and they haven’t let us down,” says Amanda, “they just keep coming up with the goods.” In contrast to the often lengthy turnaround time when buying and selling in the U.K, this purchase took a mere 8 weeks to sign, seal and deliver. So much the better for investors to see quicker returns.

So, now that they are the proud owners of two fantastic properties on Tenerife, they’re spoilt for choice as to where to stay, right?.... wrong! with both properties leased out on long-term lets thanks to Shaun and Gill, every time they visit the island they have to resort to staying in a hotel! A situation they are hoping to put right shortly. For, as we speak, they are in negotiations on purchasing a third beachfront property in Golf del Sur with a view to upping sticks and relocating in 2/3 years time in order to eventually set up their own Tenerife-based property leasing agency. For the moment they’re planning to stick with Tenerife and the Property Line, “Why mess with a winning formula,?” asks Amanda. Why indeed? It seems wholly appropriate that Roger and Amanda should aim high on the very island that boasts the highest peak in Spain.

As told to Freedom 4 Sale magazine April 07
